2026 Reappraisal – Preliminary Values Now Available

The Assessing Department has mailed Preliminary Reappraisal Value Notices for 2026 to all property owners in the City of Essex Junction and the Town of Essex. In 2023, the City and Town contracted CATALIS Tax and CAMA Inc. to complete a reappraisal of all real estate property within the town and city for the 2026 Grand Lists. Below is a sample of the letter that was sent out.

What You Should Do

  • Review your proposed property value.
  • Verify your property details for accuracy.
  • Compare your property with similar properties.

Informal Review

If you believe your assessment does not reflect fair market value, you may schedule an informal meeting with a CATALIS representative.

Bring supporting information such as:

  • Property data corrections
  • Comparable sales
  • Assessment inequities

  • Dates: June 3 – June 12, 2026 (weekdays)
  • Time: 9:00 AM – 6:00 PM
  • Deadline for scheduling: June 11, 2026, at 3:00 PM
  • Option: In-person or phone appointments available

What Happens Next

  • Property data review continues until the Grand List is filed, mid-June 2026.
  • The formal grievance process begins 14 days after Grand List filing.
  • Preliminary values may change due to:
    • Informal meetings
    • Ongoing data verification
